Pricing structure explained

The fairschlafen pricing model is designed around a simple principle:the more people share an apartment, the lower the cost per person. A solo traveller pays €50 per night; a group of six pays just €18 per person. This makes our apartments particularly competitive for families, friend groups, business teams and worker crews – any situation where multiple people are travelling together.

All prices are subject to 7% VAT. There is a one-time cleaning fee of €65 per stay – this is charged once regardless of how long you stay, so longer stays represent better value. If you stay for a week, that €65 works out at less than €10 per night extra.

For business guests we can issue a proper invoice with VAT clearly stated on request, making it straightforward to reclaim the accommodation costs as a business expense.

Everything that is included in the price

When we say the price includes everything, we mean it. There are no meter readings, no end-of-stay electricity bills, no charges for using the washing machine:

The only things not included are personal groceries and any additional cleaning if you choose to extend your stay. Everything else is covered.

Leipzig-Gohlis (2 apartments)

Two apartments in the quiet, attractive northern district of Gohlis, with its beautiful late 19th-century architecture and reliable tram connections to the city centre. Good for solo travellers and couples. Affordable restaurants and cafés within easy walking distance.

Leipzig-Plagwitz (4 apartments)

Leipzig's most creative and sought-after district. Four apartments in a single modern building with a lift: a compact studio, two two-room apartments and a top-floor apartment with views. Sizes range from one bed to five beds. The Karl-Heine-Straße is five minutes away on foot.

Leipzig-Grünau (1 apartment)

Our largest single apartment: three rooms and six beds. Grünau has the best public transport connections of all our locations, with direct tram and bus routes into the city centre. Free parking directly outside. Ideal for larger groups who need space.

Leipzig-Gohlis Süd (1 apartment)

A spacious two-room apartment on the fourth floor, sleeping six. Located near the Georgiring in south Gohlis, within easy reach of the city centre on foot or by tram.

Leipzig-Nord-Ost (1 apartment)

Two rooms, five beds. Ideal for assignments in northeastern Leipzig: the commercial districts, the DHL hub and the logistics parks in this part of the city are all easily accessible.

Leipzig-Großzschocher / Southwest (7 apartments)

Our largest location by number of units: seven separate apartments in the same building, each sleeping four people. Perfect for companies deploying large teams in Leipzig who need multiple apartments simultaneously. Good motorway access (A9 and A38) and free parking for all guests.

Leipzig-Paunsdorf (1 apartment)

Two rooms, five beds. Located in eastern Leipzig near the Paunsdorf shopping centre and the Amazon logistics facility. Good for workers based in the eastern commercial districts.

Leipzig-Sellerhausen (1 apartment)

Two rooms, four beds. Another eastern Leipzig location, ideal for the Sellerhausen industrial zone.

Chemnitz (1 apartment)

Two rooms, two beds, in Saxony's third-largest city. For projects and extended stays in Chemnitz, this is a practical and affordable base.

The critical difference is the portal fee. When you book a property on Airbnb at an advertised price of €90 per night, you typically pay €105–108 after the service fee is added. When you book the same apartment directly with the owner, you pay €90 – or less. That difference compounds quickly over a week or a month.

Money-saving tips for Leipzig

  1. Travel in a group of four or more:The price per person drops from €50 (solo) to €18 (group of four) – a saving of 64% per person just by sharing. If you can coordinate with colleagues, friends or family, the savings are dramatic.
  2. Stay for at least a week:The one-time cleaning fee of €65 is charged regardless of length of stay. Over seven nights it adds just €9.30 per night; over a single night it adds €65. Longer stays are always better value.
  3. Always book directly:Skip Airbnb and Booking.com – their service fees add 15–20% on top. Contact us by WhatsApp or phone and you pay the real price with no platform markup.
  4. Cook your own meals:With a fully equipped kitchen, a group of four cooking at home can easily save €50–80 per day compared to eating every meal in a restaurant. Over a week that is a saving of €350–560.
  5. Use the Leipzig Card:If you are planning to visit museums, the Leipzig Card (available for 1, 2 or 3 days) bundles unlimited public transport with free or discounted entry to many attractions.
  6. Avoid trade fair weeks:The Leipzig Book Fair in March and other major trade fairs push up all accommodation prices in the city. If your dates are flexible, avoiding these periods will save money.

The major booking platforms – Airbnb, Booking.com, Expedia and others – charge property owners a commission of 15–20% on every booking. Owners have two choices: absorb this cost (reducing their margin) or pass it on to guests (raising their prices). Most do a combination of both. Either way, the guest on a platform pays more than the guest who books directly.

At fairschlafen we list exclusively on our own website and take bookings directly by WhatsApp and phone. We have no platform fees to cover, which means we can charge lower prices and still cover our costs. The person you speak to when you book is the owner – there is no customer service department, no call centre and no automated systems. If you have a question, you get a direct answer from someone who knows the apartments personally.

The booking process could not be simpler. There is no registration, no complicated form and no waiting days for a response.

  3. We check availability and confirm – usually within two hours during the day
